Short-term lets
that run themselves.
Because we run them. AirPilot installs the equipment across your UK properties, connects it to your booking platform and manages the whole operation for one monthly fee.
- Fully managed, not a boxed product
- Installed by our own engineers
- Across England, Scotland & Wales
The work happens whether you do it or not
Every booking brings the same jobs. They arrive at inconvenient hours, they multiply with each property you add, and they are the reason growth starts to feel like hard work.
-
Getting guests in
Codes to send, keys to hand over, lockboxes to reset. Every arrival needs it, and it needs to work first time.
-
Keeping neighbours happy
Quiet hours only hold if someone is watching them. Most hosts find out the following morning.
-
Coordinating turnover
Cleaners, contractors and inspections all need access to the same property on the same afternoon.
-
Keeping a record
Who came in, when they left and what condition the place was in. Useful the day somebody disputes it.
Three products, one managed service
Take the one you need now and add the others when you are ready. Each is installed, monitored and maintained by us, and priced per property.

Smart Access
Your booking platform tells us who is arriving and we handle the rest, from issuing the code to answering the phone if a guest needs a hand.

Noise Monitoring
A quiet word with the guest the moment sound levels climb, so an evening never becomes a complaint. Sound levels only, never audio.

Inspection Robot
A consistent photographic record of the property before and after every stay, captured without anyone making a special trip.

This is a managed service, not a box of hardware with an app attached. Once we are live, the running of it belongs to us.
-
Booking platform integration
We connect to Airbnb, Booking.com, Vrbo or your management system, then issue and send each guest their code automatically.
-
Batteries and maintenance
We monitor power and connectivity remotely and attend to batteries, hardware and the lock itself as part of your plan.
-
Emergency callouts
If anyone needs help at the door, they reach a real person who can open it remotely and send an engineer if it is ever warranted.
-
Software and dashboard
Every property, credential and entry log in one place, kept current and included rather than billed as a separate licence.
Guest access, handled end to end
Access is the job every booking depends on, so it is where most customers start with us. We take the whole process, from the moment a reservation lands to the moment the guest is inside.
- Codes issued and sent for you. Created from the booking, delivered with your arrival instructions, and retired at checkout.
- Nothing for your guest to install. A link and a code, opened in the browser already on their phone.
- Your keys keep working. The unit fits behind the door over your existing lock, and the outside is untouched.
- Cleaners and contractors included. Their own credentials, on their own schedule, revoked in seconds when they change.
- Booking received from Airbnb Tue 09:12
- Code 4816 issued for the stay Tue 09:12
- Sent to guest with arrival notes Sun 08:00
- Guest let themselves in Mon 15:42
- Code retires at checkout Fri 11:00
Why hosts choose a managed plan
You can buy hardware anywhere. What you cannot buy off a shelf is someone keeping it running once the novelty wears off.

Questions we hear most
What does AirPilot actually do?
We take the recurring operational work out of letting a property short-term, and we do the physical side ourselves. That means surveying the property, installing the equipment, connecting it to your booking platform and running it from there. Today we cover guest access and noise monitoring, with turnover inspection in development.
What is included in the monthly fee?
Everything needed to keep the service running. That covers the integration with your booking platform, issuing and sending guest codes, the dashboard and software, remote monitoring, battery replacement, maintenance of the hardware and the lock, and callout support when someone needs help at the door.
Do my guests need to download anything?
No. They receive a link and a code, open the link in whatever browser is already on their phone, and let themselves in. There is no app, no account and nothing to set up.
Can I start with one product and add more later?
Yes, and most customers do. Guest access is the usual starting point because it touches every booking. Noise monitoring can be added to any property at any time, and everything stays on the same dashboard and the same invoice.
I rent, or my flat is leasehold. Does that work?
Usually, and this is where our approach helps. The unit fits on the inside of your door over the existing lock. Nothing is drilled, nothing is replaced, and the outside of the door is unchanged, so there is far less to agree with a landlord or freeholder. We check this with you before install day.
How quickly can you get us live?
Most single properties are surveyed, fitted and running within a couple of weeks of the first call. Portfolios are scheduled in blocks so properties come back into service the same day. Tell us your dates and we will work back from them.
Let us take it off your hands
Tell us about your properties and we will come back with a survey date and an exact monthly price. It takes about three minutes and no payment is taken.
